Choose a Playa del Carmen hotel by area before choosing the room
Booking sites use “Playa del Carmen” for two completely different things: the walkable town, and a string of resorts spread along thirty kilometers of highway. The name is doing a lot of work in some of those listings. Get the area right and you may never book a taxi; get it wrong and every dinner is a negotiation.
Four areas, four different holidays
The town grid
Near Quinta Avenida (Fifth Avenue): restaurants, shops and the Cozumel ferry all on foot. Check the block, though — street noise and beach-club sound vary enormously between Calle 10 and Calle 30.
North Playa and Xcalacoco
Larger grounds and quiet, in exchange for the walk. Downtown becomes a taxi or an arranged ride.
Mayakoba
Fairmont and Banyan Tree sit inside a gated development north of the city. They are excellent hotels and they are not walking-distance-to-Fifth hotels, whatever the listing implies.
The southern corridor
Hotel Xcaret Mexico and the highway resorts south of town. What matters there is the internal program and what transport the rate includes, not how far the center is.
For a town-and-beach stay
Hyatt Centric Playa del Carmen
The former Thompson Playa del Carmen, rebranded in late 2024. It has a Downtown House and a separate Beach House, with different room inventory and a different feel — check which one you booked.
Mahekal Beach Resort
Beachfront at the northern end of the central grid, walkable to Fifth. Rate plans differ here, so confirm meals rather than assuming every booking is all inclusive.
North of the walkable center
Paradisus Playa del Carmen
A large all-inclusive with family and adults-oriented sections. The building you are in and the venues it gives you access to are the whole question.
Viceroy Riviera Maya
Adults-only villas near Playa Xcalacoco. Separation and privacy are the point; dinner in town is a ride.
Fairmont Mayakoba
Inside Mayakoba, spread across a broad site. Confirm the meal plan and how you move around internally — the property is bigger than it looks.
Banyan Tree Mayakoba
Villas with private pools, also inside Mayakoba. Wonderful, and nowhere near Quinta Avenida.
South of the city
Hotel Xcaret Mexico
Its concept connects the stay with selected Grupo Xcaret parks and transport. That is genuinely good value if the family will use the parks, and dead money if they will not. Read the inclusion terms for your dates.
Grand Velas Riviera Maya
Marketed with a Playa del Carmen address, operating as a self-contained resort on the corridor. Treat it as the latter.
Secrets Maroma Beach Riviera Cancun
Adults only, all inclusive, north of the city near Maroma. Use the property name for the transfer, not “Playa downtown” — they are not the same pickup.
Five checks that prevent the location mistake
The full address
From the property’s own confirmation, including the highway kilometer or the development name.
The meal plan
Room only, breakfast, half board and all inclusive can all exist at the same hotel under different rates.
The guest policy
An adults-only hotel and an adults-only section are different things. Check the building you booked.
Access to town
Does the hotel run transport, what does a taxi cost, and when is the last realistic return?
The transfer zone
Book against the property, not the city label. The Playa del Carmen guide and the Cancun Airport guide between them cover both ends.
